Hi, This is David Huddleston. I have been a real estate broker or consultant for the sale or purchase of over 9 million SF of office, retail and industrial buildings, and 2,000 acres of development land. I have closed over 200 sales, supervised the development of commercial land tracts for clients, and have been hired as an expert witness to represent clients in three lawsuits (my clients won, by the way). I was previously with a national firm where I was recognized as one of the top brokers nationwide. I have been a commercial real estate broker for 30 years.
I have represented sellers or buyers of 46 shopping centers, 21 office and office/warehouse properties, and 4 bulk warehouses. My database contains over 10,000 contacts all over the U.S.
If you are an individual seller or buyer, I can help you in many ways. In commercial real estate, experience matters. I have a lot of experience evaluating properties and markets, negotiating Letters of Intent and contracts, protecting my clients, and getting deals closed. I know the right questions to ask and the things to avoid. If you are my client, I will be actively involved from start to finish, and can manage things like surveys, the title commitment, selecting a closing agent, etc., and you can call me any time, days, nights or weekends. I know the title companies, surveyors, engineers, etc. and they know me – that produces better results because they know I can send them future business if they do a good job, on time.
If you want to talk about selling or buying commercial real estate, call me at (615) 310-2547. I am knowledgeable about retail, office, industrial, and land in general. I have done a lot of business over 30 years. I track commercial real estate deals in Nashville, Brentwood,
Franklin, Murfreesboro, Hendersonville, and the Middle Tennessee area.
At this time I am focusing on small commercial properties in the $2 to $10 million range and development land brokerage. I have personally developed land and have sold over 2,000 acres of land to developers and end users. I understand BOTH the market AND the way a developer looks at land in terms of location, demographics, zoning (allowed uses, setbacks, open space requirements, etc.), utilities, visibility, ingress/egress, drainage, topography, environmental issues, flood plain, impact and water/sewer tap fees, geotechnical, etc. To get the best price for land, it is necessary to understand the land and to be able to provide the information and answers a developer needs.
I am glad to give you references and answer questions. It takes a lot of hard work and skill to complete as many transactions as I have. I enjoy working with people who are professional, financially capable, and want to get their deals done. I will work on either a commission basis or a retainer. I’m much better at this now than I was 20 years ago or even 10 years ago and I have access to most of the important people in commercial real estate in Nashville.
